New Lease of life for a Birmingham apartment in the Jewellery Quarter

Mazon Flooring was approached by a client in The Jewellery Quarter, Birmingham, to address water damage to their wood flooring. The damage was caused by water ingress from the exterior of the building, resulting in lifting at the edges and discolouration in the joints.

Project Assessment

Upon inspection, we identified that the wood flooring had a very thin top layer, limiting the depth to which it could be sanded. We advised the client that while light sanding could improve the floor’s appearance, it might not completely eliminate the damage at the edges where water had penetrated deeply into the joints. To modernise the floor and minimise the visible damage, we recommended applying a mid-grey stain to refresh the overall look.

Stages of Work

1. Initial Sanding
We began by gently removing the existing discoloured finish using a 40-grit sanding pad on the Bona Flexisander. We progressively increased the grit levels to 100 to ensure a smooth and even surface.

2. Fine Sanding for a Professional Finish
To achieve a flawless finish, we used a diamond-encrusted 120-grit sanding disc. This final pass eliminated any minor scratches from the earlier sanding stages and prepared the floor to accept the coloured oil. Between each grit level, we carefully vacuumed the floor to remove loose particles, ensuring no debris scratched the surface during the next steps.

3. Staining and Sealing
The final step involved applying Bona Craft Oil 2K in a Dark Grey tone. Using the Bona Flexisander with wool pads in buffer mode, we achieved a consistent and even application of the oil, enhancing the floor’s modern appearance and masking the effects of the water damage.

Challenges and Results

This project required precision and care due to the delicate nature of the wood floor’s thin top layer. By carefully sanding and applying the stain, we revitalised the floor, giving it a fresh, contemporary look while preserving its structural integrity.
