Office Flooring Installation in Central Birmingham: Arca Building
Mazon Flooring was thrilled to collaborate with EOS Interiors, a leading commercial fit-out firm, on the refurbishment of the Arca Building in central Birmingham. This extensive project involved installing Bolon carpet tiles across twelve flights of stairs and a large open-plan office, as well as Interface loose-lay luxury vinyl tiles (LVT) in several communal areas.
Project Overview
The brief was to deliver a professional and durable flooring solution that could withstand the demands of a busy office environment while complementing the modern design of the refurbished building.
Challenges and Work Undertaken
- Open-Plan Carpet Tile Installation
The open-plan office presented unique challenges due to its irregular shape and the offset laying pattern required for the carpet tiles. This design meant that every wall and cut needed to be meticulously angled cut, demanding a high level of precision and significantly extending the installation time. - Staircase Carpet Tile Installation
Installing carpet tiles on twelve flights of stairs required careful attention to detail, particularly around existing stair nosings that were being retained. Removing the old carpet added to the complexity, requiring patience and expertise to ensure a clean and accurate fit. - Loose-Lay LVT in Communal Areas
The communal corridors and lift access areas were high-traffic zones, necessitating a robust flooring solution. EOS had selected an LVT floor from Interface, which although thicker than standard LVT, still required the application of Kelmore smoothing compound to achieve a perfectly level subfloor and aid installation. The LVT was installed using a tackifier adhesive to enhance durability and ensure the flooring could handle heavy-duty usage. - Out-of-Hours Work to Minimise Disruption
Some areas of the building remained occupied during the refurbishment, which required careful planning to maintain access for occupants. To minimise disruption, we worked out of hours to complete key areas, such as staircases and corridors, ensuring safe and seamless access at all times. - City Centre Logistics
Working in the heart of Birmingham posed additional challenges, including restricted site access for materials and equipment, limited parking, and the logistical complexities of working in a multi-story office building.
